FURTHER DEVeLOPMENT

A site survey will be carried out, and your particular project will be then developed further and images sent to you providing you with an overview of your design concept. After agreement with you, your design will be sent to the local planning department for planning application approval.

Design fees

The architectural design fees for Applied Design are VAT free.

Design fees can be based upon a fixed price, hourly rate (£25 per hour), or, a percentage cost (of the project construction costs) basis.

This stage is also useful if you wish to carry out 'Permitted Development' and thereby require a 'Lawful Development Certificate'.

Survey

Where there is no existing architectural drawings (plans), and the client does not feel confident in carrying out a measured survey of their own property, then a site survey can be arranged.

This will entail a site visit and a thorough measured site survey and assessment of the existing building structure.

Structural engineer

If the project entails complex structural specifications, such as a multiple steel frame structure, then more involved structural engineer's calculations will be required.

Applied Design use the services of a local small business structural engineer, thereby keeping the design costs low.

Actual structural engineer's fee will depend upon the complexity of the project. Most small domestic extensions don't attract an additional fee.

PLANNING CHANGE OF USE

A Planning 'Change of Use' submission is required when the everyday activities of a particular building are to be changed from one Planning Class to another Class.

This is often required by business premise users, whereby plans are required to be submitted to the local authority.

CONSTRUCTION COSTS

To approximate the construction costs for your particular project, take the floor space (footprint) in m2 of your new extension/project and multiply it by £1,200 to £1,5000 per square metre – depending upon the quality of the build (and more for high class work). This total will give you an approximation of your build costs. Add more cost for a second storey, or fitted kitchen, or fitted bathroom suite.

Local authority fees also need to be considered.

  • Planning approval is presently £206 (for extensions/alterations, although, planning approval is not always required, you will require a Lawful Development Certificate), or £462 for a new build
  • Building control compliance (LABC) is about £135, or £160, and £210 for the inspection fee (varies with project size)

site surveying – DIY

If you should already have plans for your home these may be used as a basis for the concept development. These plans may of been provided by an estate agent, originate from a previous planning application, or, you may wish to create your own hand-drawn sketches. This can help to save you money.

You will need to ensure that the plans you have include accurate measurements for your home. You can either add figures to any existing plans you have, or, write in dimensions on your own DIY sketches (you just need a tape measure). You can Download a PDF, a guide to sketching your own plan, and that shows you what basic information there should be on your drawings.
