The later stages involve the development of the detailed structural design of your project, and any changes you require will be incorporated. The design detailed drawings and structural specifications will be sent to the local authority building control department for approval.

A site survey will be carried out, and your particular project will be then developed further and images sent to you providing you with an overview of your design concept. After agreement with you, your design will be sent to the local planning department for planning application approval.

Expected Design Costs – VAT Free!

Extensions for dwellings can vary in size and complexity, but be prepared to pay in the region of £1,000 to £3,000 (or more, for a larger project) for professional design fees. To get an idea of your particular design costs, take the approximate build costs of your project and then add 9% to this to give an approximate amount for design fees.

To approximate the construction costs for your particular project, take the floor space (footprint) in m2 of your new extension/project and multiply it by £1,000 to £1,5000 per square metre – depending upon the quality of the build. This total will give you an approximation of your build costs. Add more cost for a second storey, or fitted kitchen, or fitted bathroom suite.

Local authority fees also need to be considered.

  • Planning approval is presently £172 (for extensions/alterations, although, planning approval is not always required), or £385 for a new build
  • Building control compliance (LABC) is about £132 and £200 for the inspection fee

The implementation of good design work requires skills, knowledge and commitment; not everyone is prepared to pay for quality design work. Please do not contact Applied Design if you require 'cheap' CAD drawings.
